Keeping casino development on track
Berg Legal acted for a developer which entered a joint venture with Manchester City Council to redevelop a derelict site north of the city centre. A tenant was found for part of the site in the form of Grosvenor Casinos. The development was then forward sold to an investor and the casino subsequently constructed.
The other part was forward sold to a major self-storage company for whom a 100k sq ft facility was constructed under a developer contract and completed in record time.
During the four-year process, Berg Legal advised on everything from the original joint venture agreement to development, sales and the lease. The Berg Legal team co-ordinated all sets of lawyers, including those of the financiers, ensuring everything was in place to keep the whole project on track.
Three-week deadline for £5.6m deal
When the property investment company Selbourne Group Ltd acquired Mansion House, an office building in Altrincham, Cheshire, for £5.6 million, time was of the essence. The vendor, an institutional investor, wanted to exchange contracts within three weeks – a deadline that could prove difficult for a straightforward residential sale, never mind a multi-tenanted office block.
Berg Legal advised Selbourne. The Berg Legal team checked all the pre-contract information, including the terms of the leases for each of the tenants, and dealt with funders and their lawyers to exchange within the required timescale. The deal was fully completed just three weeks later.
